Frequently asked questions
Straight answers to the questions people ask before working with me.
Getting started
How do I get started?
Book a 20-minute intro call. We'll talk through your properties or business and your goals, and see whether we're a fit.
What happens after the intro call?
I send a written proposal within 1 business day. Nothing starts until you've signed the engagement letter.
What do I need to have ready?
Your prior-year returns and a list of your current properties and entities. We'll sort out bank and software access during onboarding.
Do you work with clients outside Florida, Virginia, and Montana?
Yes. I work with real estate investors anywhere in the US, remotely. Small business clients are limited to Hampton Roads, the Flathead Valley, and Palm Beach County.
Pricing
How much does it cost?
Monthly services start at $500/month. See the pricing page for what drives the price.
Are tax returns included?
Typically, yes. For most clients, the price includes your tax filings.
Is there a minimum commitment?
No. You can end the engagement at any time, in writing. You pay for work completed through that date, including your tax return if it's already been filed.
What if I join mid-year?
Your pricing starts when you do and covers twelve months, so the price on this page is the same whatever month you start. It includes the tax return for the first tax year that ends in that period. If your books need catching up for the months before we started, or you need a prior-year return filed, I quote those as one-time projects up front.
Working together
How often will we meet?
We start with a planning session at onboarding. After that, quarterly check-ins if you want them; many clients prefer to handle things by email.
How do I reach you between meetings?
By email or through the client portal, where you can also upload documents and see what I'm waiting on.
How do I pay?
Monthly or annually, by bank transfer (no fee) or card (processing fee applies), through my client portal (Financial Cents). You'll also use the portal to sign the engagement letter and share documents.
How quickly do you respond?
I respond within 2 business days, and let you know in advance of any scheduled time off.
What software do you use?
QuickBooks Online if you already use it, but it isn't required. For most individual investors, it isn't worth the subscription.
Short-term rentals
Do I qualify for the short-term rental exception?
What's often called the "STR loophole" may let qualifying owners use rental losses against other income. Whether it applies depends on facts like how long guests typically stay and how involved you are in running the property. I evaluate whether it fits your situation. More on STR tax planning →
I already own the property. Can you still help?
Yes. What matters most is how the property is operated and documented from here, so the sooner we look at it, the better.
Small businesses
Do you work with businesses outside real estate?
Yes, any industry, for businesses in Hampton Roads, the Flathead Valley, and Palm Beach County.
