Pricing
Most firms make you call to find out what they charge. Here's how my pricing works, what drives it, and where each service starts.
How pricing works
Priced for twelve months
The price is set for twelve months based on your situation, billed monthly or paid upfront. Either way, it's one predictable amount, so you never hesitate to email with a question.
Tax returns typically included
For most clients, the annual price includes your tax filings, so there's no separate bill in April.
Agreed before we start
After the intro call, I send a written proposal within 1 business day. Nothing starts until you've signed the engagement letter. Your twelve months start on your start date, not January 1.
Cancel any time
You can end the engagement at any time, in writing. You pay for work completed through that date, including your tax return if it's already been filed.
Pay monthly or annually
Most clients pay monthly. Pay the year upfront and save 5%.
Reviewed as you grow
If you add properties or entities, we update the scope and price together in writing before the next month's billing.
Monthly services
| Service | Starting at | Annual | Best for | What drives the price |
|---|---|---|---|---|
| Real Estate Investor Services | $500/month | $6,000/year | 1–3 properties, one entity or none | Each additional property; short-term rentals run higher than long-term; a partnership return adds to the starting price |
| Portfolio Accounting & Advisory | $1,250/month | $15,000/year | 4+ properties or 2+ entities | Number of properties and entities; multi-state consolidated reporting |
| Small Business Services | $2,000/month | $24,000/year | Businesses that need finance leadership without a full-time hire | Transaction volume, number of entities, CAO (books and close) or CFO (forecasting, KPIs, pricing) scope |
Tax returns: typically included in the price.
One-time projects
| Project | Starting at |
|---|---|
| STR planning session: 60-minute call plus a short written memo; fee credited toward your first month if you sign on | $750 |
| Bookkeeping cleanup or catch-up | $300 per month behind, $1,500 minimum |
| Accounting and entity setup | $1,000 |
Why "starting at"?
Every investor's situation is different: the number of properties, entities, and how much cleanup the books need all change the work. "Starting at" gives you a realistic floor up front, and the proposal gives you the exact number before you commit.
Pricing questions
How do I pay?
Monthly or annually, by bank transfer (no fee) or card (processing fee applies), through my client portal (Financial Cents). You'll also use the portal to sign the engagement letter and share documents.
Is there a minimum commitment?
No. You can end the engagement at any time, in writing. You pay for work completed through that date, including your tax return if it's already been filed.
What if I join mid-year?
Your pricing starts when you do and covers twelve months, so the price on this page is the same whatever month you start. It includes the tax return for the first tax year that ends in that period. If your books need catching up for the months before we started, or you need a prior-year return filed, I quote those as one-time projects up front.
Do you prepare returns without an ongoing engagement?
No. Returns come with the monthly services. A prior-year return at onboarding is quoted as part of the catch-up project.
What if my books are behind?
I quote the catch-up as a one-time project before monthly service starts.
