Built for investors who want a CPA year-round

Real estate investors

You own one or more rentals and want someone who understands the investment side, not just the tax return.

Short-term rental owners and busy professionals

You're a physician, attorney, or other high-earning professional with STRs, and you want to know which tax strategies actually apply to you.

Investors with multiple properties or entities

You have several LLCs or partnerships and need consolidated, reliable reporting.

Small business owners

You need fractional CAO/CFO support. [CONFIRM: real estate businesses only, or any small business?]

Probably not the right fit if [CONFIRM: e.g., you only want a once-a-year return at the lowest price, with no planning during the year].

Sound familiar?

  • "My books are months behind, and I'm not sure what I actually made."
  • "I got a tax bill I didn't see coming."
  • "I keep hearing about the STR loophole and don't know if it applies to me."
  • "I'm looking at a deal and want to know if it works after taxes."
  • "I have several LLCs, and keeping them straight is a mess."

[REPLACE with real client or prospect questions, word for word]

How I work with you

[CONFIRM STAGES]

Plan→Acquire→Operate and report→Year-round tax planning→Exit or reinvest
  1. Plan. We set goals and structure before you buy.
  2. Acquire. I help you review the numbers on a deal and set up the accounting correctly from day one.
  3. Operate and report. Monthly books and reporting, so you always know where each property stands.
  4. Year-round tax planning. We look at your situation during the year, not just in April, and evaluate which strategies apply to you.
  5. Exit or reinvest. We plan the tax side of a sale or exchange before it happens.

Getting started: Intro call → [Proposal with a fixed monthly price?] → Onboarding [and cleanup, if needed]

A CPA who invests too

I spent 12 years at KPMG in audit and accounting advisory, then worked in accounting and finance at CBRE and DigitalBridge across commercial real estate, asset management, and fund accounting. I also invest in real estate myself, so I see the numbers from both sides of the table.

Outside work, you'll find me scuba diving, ski mountaineering, or running toward a marathon in all 50 states.

Common questions

Do you work with clients outside Florida and Virginia?

I'm licensed in FL and VA. [CONFIRM: remote coverage and any state limitations.]

Do I qualify for the short-term rental exception?

What's often called the "STR loophole" may let qualifying owners use rental losses against other income. Whether it applies depends on facts like how long guests typically stay and how involved you are in running the property. I evaluate whether it fits your situation.

How does pricing work?

[e.g., fixed monthly fee based on scope, agreed in a written proposal before we start]

What happens after the intro call?

[e.g., I send a proposal within X business days]
